Custom Outdoor Kitchen Remodel

So, you bought a really nice house from an age where a built-in grill was an afterthought. You love the house but the outdoor kitchen is dated and doesn't come close to fitting your style and life.  You have no real-life experience to give you even an inkling of how much an outdoor living area remodel will cost.  Guess what?  We don't know either - at least not until we dig in.  So buckle up and let's get down to the details of figuring out how much a large scale  outdoor kitchen remodel can  actually cost.

(p.s. this is not the most expensive one we've ever done.)

Here's what the outdoor kitchen area looked like when we first showed up.  You can click on the pics and make them larger.

Can you imagine imagining how something was originally built?  We have to.  To figure out an outdoor living remodel project and come up with a go hard or go home budget number you have to be really good at evaluating, imagining and assuming.  Assumptions are a double edge sword and should be avoided at all costs as a way to figure out how to re-construct a backyard hangout.  Unfortunately, they are about 50% of the process and good assumptions mean we're all happy and bad ones are going to "cost" somebody something.

 Here's some of the assumptions:

  • Underground plumbing to the sink was coming from the outdoor bathroom (white door you see on right)
  •  No pavers under cabinet due to distinct border
  • Assumed we could actually match the pavers with new ones to repair old footprint
  • Electric to outlets on counter ran behind the cabinets
  • Electric to outdoor vent hood dropped down from ceiling
  • Concrete slab under cabinets poured even with top of pavers
  • Existing fan location will clear the new hood configuration.
  • Assumed we could re-use the BBQ vent hood
  • Height from floor to bottom of opening of the big opening would be high enough for a pizza oven top to finish underneath the storm shutter support track. (It didn't work but we made it work.)
  • Pitch in the floor would not make the sitting area too high.

 Here's some of the evaluations:

  • Measure all aspects of existing footprint
  • Measure all horizontal wall dimensions
  • Column dimensions including pedestal base
  • Heights from floor to bottom of openings
  • Measure location on wall and size of wall openings
  • Measure locations of all electrical
  • Measure all dimensions of BBQ vent hood
  • Determine size of pavers and color

 Bad assumptions we made:

  • We assumed a half day for plumber to extend to new location.  Took 2 days  and he worked his tail off.  Outdoor hose bibs and the bathroom was routed from the outdoor sink location. (terrible)
  • Slab was poured higher than the top of the pavers.  Had to remove 3-times more concrete. (painful labor)
  • Electric for BBQ vent hood was routed through same location as the plumbing. (very bad)

How much did this Outdoor Kitchen Remodel Cost?

$37,858  (project completed on 11/6/19)

Our good assumptions equaled our bad assumptions and

on a very difficult remodel project we stayed in budget!

UPDATE! As of 8/1/22 cost to complete this project

would be $49,586

Did you happen to notice the ceiling in the before pictures?

Painted and not conducive to a warm inviting atmosphere. Our customer had originally decided to use one of our competitors to install a wood ceiling.  We knew they had concerns about how it was going to look.  While we were finishing up the outdoor kitchen, they asked us a question. "What direction would we run the planks and why"?  We were substantially more expensive than the competitor due to Synergy Wood being a bit more expensive and our install concept being substantially more difficult.

They picked Synergy Wood, Southern Yellow Pine v-joint tongue and groove with Colonial finish.

There were four different ceiling areas and a lot of tongue and groove to install in multiple directions.

Actual Cost: $23,724 (project completed 12/2/19)

UPDATE! As of 8/1/22 cost to complete this project would be $27,440.
