Some Babcock Ranch neighborhoods fall under Lee County's building department. Others fall under Charlotte County's. On top of county permitting, Babcock Ranch's developer — Kitson & Partners — maintains architectural design standards for the community that govern exterior structures. Any outdoor addition visible from the street or from shared green spaces requires review and approval before construction begins.   • Which county do I need to pull a permit through — Lee or Charlotte?

    It depends on which side of the county line your lot falls on, and the answer isn't always obvious from your street address alone. Babcock Ranch straddles the Lee–Charlotte county line, so some neighborhoods — including portions of Edgewater — are in Lee County, while others are in Charlotte County. We determine your jurisdiction as part of our pre-design process, before we submit anything, and we handle the permit application with the correct county building department. You don't need to figure this out. It's one of the first things we confirm when we take on a Babcock Ranch project.

  • Does Babcock Ranch require architectural review before I build an outdoor kitchen or pergola?

    Yes. Babcock Ranch is a master-planned community with architectural design standards maintained by the developer and the community's HOA structure. Any exterior addition — including outdoor kitchens, pergolas, covered structures, and fire features — requires architectural review and approval before construction begins. The review process covers materials, colors, height, setbacks from property lines and preserve edges, and how the structure relates to the home's existing architecture. We help prepare a complete submission package — site plan, elevations, material specifications, and product cut sheets — as part of every Babcock Ranch project. Getting it right on the first submission is the goal; a resubmittal adds weeks and we work to avoid it.

  • How do you design an outdoor kitchen that doesn't block my preserve or lake view?

    View preservation is central to almost every Babcock Ranch project we design. The approach has several components: first, we orient the kitchen and seating layout so the primary sightlines face outward toward the preserve or lake rather than into the structure. Second, we select shade structures — typically louvered pergola roof systems — that provide overhead coverage without the solid visual barrier of a fixed roof. Third, we size and position pergola columns to minimize their footprint in your key view corridors

  • What does an outdoor kitchen cost in Babcock Ranch?

    A properly built outdoor kitchen in Babcock Ranch typically runs from $16,000 for a straightforward grill-and-counter setup on a freshwater canal lot to $110,000 or more for a full outdoor living space with pergola, fire feature, refrigeration, and high end materials on a a preserve-edge or lakefront setting. The investment reflects the scope, the material quality, and the complexity of the lot and view orientation. We provide a detailed, fixed-price proposal after a free on-site consultation — a real number you can plan around, not a range that expands once we start. Architectural review and permitting costs are included in our proposals, not added later as surprises.

  • What materials work best in Babcock Ranch's setting?

    Babcock Ranch's inland location — compared to Cape Coral or Punta Gorda — means the aggressive salt-air corrosion of coastal properties is less of a factor, which gives us a somewhat broader material palette to work with. That said, Florida's UV exposure, heat, and humidity are still the governing conditions for every material decision. For countertops, we use large-format porcelain, quartzite or granite— UV-stable and less maintanance. For appliances and hardware, quality 304-grade stainless is appropriate for most Babcock Ranch locations, though we evaluate each site individually. For pergola framing, powder-coated aluminum is our standard recommendation — it holds up to Florida's climate without the maintenance of wood. We also pay particular attention to material color and finish selection in Babcock Ranch, working within the community's natural palette of warm earth tones and nature-inspired colors that the architectural standards reflect.

  • How long does a project take from start to finish in Babcock Ranch?

    A typical outdoor kitchen from the time the contract is signed, runs 10 to 16 weeks in Babcock Ranch.  It takes 2 to 8 weeks to get all of your material to our warehouse, a week or two to get you on the schedule and, 2 to 4 weeks to complete construction. Architectural review and permitting timelines are completely out of our control and can add days or even weeks to this timeline.
