WHAT MOST CONTRACTORS WON'T TELL YOU BEFORE YOU SIGN

Babcock Ranch Has a Master HOA Ventilation Hood Requirement — and it Changes Your Budget.

Every major outdoor cooking appliance installed under your roofed lanai in Babcock Ranch — grills, smokers, pizza ovens, griddles — is required by the Master HOA to have a ventilation hood. This is not optional and it is not something a contractor discovers after the project has started. It is a community-wide rule that applies to every home in every neighborhood across the Ranch.

Many Babcock Ranch homes were not pre-wired for a ventilation hood, and many were built without roof penetrations for ventilation. If your home is in that situation, adding a compliant ventilation hood means electrical work, roof penetration, and potentially custom fabrication — all of which add real cost to your outdoor kitchen project.

We tell you this at the consultation — before you've signed anything, before you've committed to a budget, and before you've been surprised by it halfway through a project. We assess your home's existing electrical and roof structure at the on-site visit and give you an accurate ventilation hood cost in your fixed-price proposal. No disclosure footnotes. No mid-project change orders for something we should have told you from the beginning.

"Babcock Ranch attracts homeowners who come here on purpose — for the lifestyle, the land, and the community. These are exactly the people who invest in their backyard the way they invested in everything else: thoughtfully and with high standards."

YOUR SITUATION

The Backyard is the Last Piece.

You Already Know What It Should Be.

Babcock Ranch isn't a subdivision. It's a decision. The 73,000 acres of preserved land, the solar-powered infrastructure, the trail system, the town center you can golf-cart to — none of that happened by accident. You chose this community for reasons that had everything to do with how you want to live. The outdoor kitchen is the last piece of that picture.

You know what you want: a built-in outdoor kitchen facing the preserve or the lake, a louvered pergola overhead so the afternoon storm doesn't end the evening, a fire feature for the October nights when the temperature cooperates and the preserve goes quiet behind the backyard. The vision is clear.

The challenge is finding a contractor who actually knows Babcock Ranch — which county your lot is in, what the architectural review requires before construction begins, what the Master HOA mandates for every outdoor cooking appliance, and what materials hold up in Southwest Florida's outdoor conditions year after year. These aren't questions a contractor from outside the community should be discovering on your project. They're things we've known since 2018.

WHAT MAKES BUILDING IN BABCOCK RANCH DIFFERENT

Two Counties, Multiple HOA's, One Contractor Who Knows Both.

Dual-County Permitting

Babcock Ranch straddles the Lee and Charlotte county lines. Which county building department handles your permit depends entirely on where your specific parcel sits — not on your mailing address and not on which neighborhood name is on your street sign. Terrawalk and portions of Edgewater fall in Lee County. Other neighborhoods fall in Charlotte County. A contractor who doesn't know the difference files to the wrong office and loses weeks before the error surfaces. We confirm your jurisdiction at the consultation — before anything is designed, quoted, or submitted.

Kitson & Partners Architectural Review

Babcock Ranch's developer maintains community-wide architectural design standards that govern every exterior structure — including outdoor kitchens, pergolas, fire features, and shade structures. Any outdoor addition visible from the street or from shared green spaces requires review and written approval before construction begins. Standards cover materials, colors, height, setbacks from property lines and preserve edges. We prepare the complete architectural review submission package — site plan, elevations, material specifications, product documentation — as part of every Babcock Ranch project we build. First-submission approval is the standard we hold ourselves to.

Master HOA Ventilation Requirement

As noted above, Babcock Ranch's Master HOA requires a compliant ventilation hood on every major outdoor cooking appliance. This is not a recommendation — it is a rule that affects every outdoor kitchen project in the community. Homes not pre-wired or pre-vented for a ventilation hood require additional electrical work and roof penetration. We assess this at the on-site consultation and price it accurately in your proposal. No contractor who works here regularly discovers this mid-project. We've known about it since it was established.

WHAT WE BUILD IN BABCOCK RANCH

Designed for your home,

Your View, and Babcock Ranch's Standard

Every Babcock Ranch project starts with your specific lot — preserve-edge, lake-view, or interior — your neighborhood's design standards, and the way you intend to use the outdoor space. We design to the community's aesthetic from the beginning, not as an afterthought at the HOA review stage.

Custom Outdoor Kitchens & Summer Kitchens

Full cooking environments designed for your Babcock Ranch home — built-in gas grills, charcoal grills, smokers, pizza ovens, side burners, outdoor refrigerators, beverage coolers, ice makers, sinks, and outdoor bars, built into an aluminum frame structure with stone, tile, or stucco facades. Countertop and facade materials are selected for UV stability and Southwest Florida's outdoor conditions

Pergolas & Shade Structures

Motorized louvered pergola systems, solid-roof aluminum pavilions, and fixed aluminum pergolas — engineered to Florida Building Code wind-load requirements and finished in colors and profiles that complement Babcock Ranch's architectural palette. A louvered pergola's adjustable aluminum blade roof opens for breeze, angles for shade, and closes completely when the afternoon storm arrives. We design every pergola to frame your preserve or lake view, not obstruct it.

Complete Outdoor Living Spaces

Outdoor kitchen, louvered pergola, fire feature, outdoor dining area, lounge zone, outdoor bar with bar seating, and accent lighting — designed together as one cohesive outdoor living space that flows from your home's interior and faces your preserve, lake, or community green space view. The kind of outdoor room that makes Babcock Ranch feel like the decision you always knew it was

Outdoor Fire Features

Gas fire pits, fire tables, and linear electric fireplaces in custom stone or porcelain surrounds. Babcock Ranch's preserve-edge evenings — with the sounds and sightlines of 73,000 acres of Florida wilderness behind you — were made for a fire feature. We handle the gas line, electrical, and the permit  (if required). Before specifying fuel type and fire feature dimensions, we review your neighborhood's specific HOA standards to confirm compliance

Lanai Wood Ceilings

A wood lanai ceiling instantly upgrades your outdoor area by adding architectural depth, structural texture, and high-end warmth.  Our favorite pre-finished wood product is from Synergy Wood Products. We install tens of thousands of square feet of wood ceilings every year, and 95% of it is manufactured by Synergy. But, we have options where you can choose any color on the paint color chart.

Custom Design & Build

One licensed contractor manages concept, design, engineering drawings, county permitting, construction, and final inspection. No subcontractor juggling. No design-build disconnect. One point of accountability throughout. There is no template to load when we start your design, it is a blank screen and your design is created one line and one element at a time.

WHERE WE WORK IN BABCOCK RANCH

We Know the Neighborhoods

Because We've Built in Them Since 2018

Edgewater & Lake Timber

Babcock Ranch's original neighborhoods — lake-view lots, the town center nearby, and a mature community fabric that makes outdoor kitchen investment a natural next step for homeowners who are settled into the community. Edgewater straddles the county line, so we confirm each Edgewater address's jurisdiction individually before filing any permits.

Terrawalk

An active-adult 55-plus community within Babcock Ranch — Del Webb's contribution to the Ranch — with a homeowner demographic that represents the highest concentration of outdoor kitchen buyers in any single neighborhood in the community. Terrawalk sits in Lee County. We know the Del Webb community standards and have built throughout Terrawalk.

Northgate & Trails Edge

Newer phases of Babcock Ranch with preserve-edge lots and newer home construction. Homeowners here are often among the first on their street to invest in an outdoor kitchen — and in Babcock Ranch's walkable community, that tends to generate neighbor conversations quickly. Preserve-edge lots call for outdoor kitchens and pergolas oriented toward the natural backdrop.

Crescent Lakes & Waterview Landing

Lake-centric neighborhoods with water-view lots and outdoor spaces that practically demand an outdoor kitchen pointed at the water. The lake views here are Babcock Ranch's signature setting — every outdoor kitchen we design in these neighborhoods is oriented to face the lake as the primary visual backdrop from every seating position.

Babcock National

Babcock Ranch's golf community — golf-course views, resort-style amenities, and a homeowner profile that expects a high level of finish on every outdoor addition. The golf-course backdrop creates a specific design opportunity for outdoor kitchens and pergolas oriented toward the course, and we've designed several of them in Babcock National.

Newest Phases & Coming Soon

Babcock Ranch continues to grow with new neighborhoods entering development. If your neighborhood or phase isn't listed here, it almost certainly falls within our service area. We track Babcock Ranch's growth actively — call us with your neighborhood name and we'll confirm our experience and availability there immediately.

WHAT IT LOOKS LIKE WHEN IT'S DONE

This Is the Version of

Babcock Ranch You Moved Here For

A finished outdoor kitchen doesn't just complete the backyard. It makes Babcock Ranch feel like the decision you always knew it was — every morning, every evening, every day of the Florida year that was always better than wherever you came from.

It's a February morning. The coffee is on the outdoor kitchen counter. You haven't thought about winter anywhere else in months.

The outdoor kitchen is running. The louvered pergola blades are angled against the rising sun. The fire table is lit. The preserve is catching the early morning color somewhere behind the neighborhood. The conversation is life-building and meaningful. This is what the backyard was always supposed to be.

Your neighbor on the next street asks who built your outdoor kitchen. They saw it from the trail.

Babcock Ranch's trail system means more people see your backyard than in almost any other Florida community. A HOA-approved outdoor kitchen — one that clearly matches the community's design aesthetic and clearly isn't going anywhere — gets noticed. We've built in Babcock Ranch long enough for our projects to be the ones that generate those conversations.

Tell Us Your Ideas

You list the home. The buyer asks about the outdoor kitchen. You hand them a folder with the HOA approval and the ventilation hood compliance documentation.

A Babcock Ranch buyer's agent who asks about the outdoor kitchen structure gets a clean, complete answer —  Kitson & Partners approval documented, ventilation hood compliant. The outdoor kitchen that you enjoyed for years makes the sell easy.

WHAT WE HELP YOU AVOID

The Babcock Ranch-Specific Problems That Surprise
Contractors Who Don't Know This Community

Babcock Ranch's combination of dual-county permitting, Kitson & Partners architectural review, and the Master HOA ventilation hood requirement creates a specific set of failure scenarios that don't exist in most other Southwest Florida communities. Contractors who haven't built here before encounter all of them — and the homeowner pays the cost of that learning curve.

We've been building in Babcock Ranch since 2018. Every scenario below is something we've seen happen to homeowners who hired contractors who didn't know this community. None of them happen on our projects.

We've had more conversations than we can count with homeowners who either inherited someone else's bad work or hired the wrong contractor themselves. Every one of those conversations is an argument for calling us first.

Here's what we help you avoid.

WHY  HL POSEY

The Contractor Who has Known Babcock Ranch

Since 2018

HL Posey Builders has been building outdoor kitchens, pergolas, fire features, and outdoor living spaces in Babcock Ranch since the community was still in its early phases. We were learning the dual-county permitting process, the Kitson & Partners review standards in 2018 and 2019 — not on your project in 2025. We also follow the changes in the Master HOA, like the ventilation requirement that popped up a couple of years ago.

Outdoor kitchens and outdoor living spaces are our entire business. Not a pool add-on. Not a general contracting sideline. Every design decision, every material specification, and every HOA submission we prepare is informed by seven years of building exclusively in this trade, in this community, with the specific requirements and the specific aesthetic that Babcock Ranch demands.

QUESTIONS BEFORE YOU CALL

What Babcock Ranch Homeowners

Ask Us Before the Consultation

  • Which county do I need to pull a permit through — Lee or Charlotte?

It depends on which side of the county line your lot falls on, and the answer isn't always obvious from your street address alone. Babcock Ranch straddles the Lee–Charlotte county line, so some neighborhoods — including portions of Edgewater — are in Lee County, while others are in Charlotte County. We determine your jurisdiction as part of our pre-design process, before we submit anything, and we handle the permit application with the correct county building department. You don't need to figure this out. It's one of the first things we confirm when we take on a Babcock Ranch project.

  • Does Babcock Ranch require architectural review before I build an outdoor kitchen or pergola?

Yes. Babcock Ranch is a master-planned community with architectural design standards maintained by the developer and the community's HOA structure. Any exterior addition — including outdoor kitchens, pergolas, covered structures, and fire features — requires architectural review and approval before construction begins. The review process covers materials, colors, height, setbacks from property lines and preserve edges, and how the structure relates to the home's existing architecture. We help prepare a complete submission package — site plan, elevations, material specifications, and product cut sheets — as part of every Babcock Ranch project. Getting it right on the first submission is the goal; a resubmittal adds weeks and we work to avoid it.

  • How do you design an outdoor kitchen that doesn't block my preserve or lake view?

View preservation is central to almost every Babcock Ranch project we design. The approach has several components: first, we orient the kitchen and seating layout so the primary sightlines face outward toward the preserve or lake rather than into the structure. Second, we select shade structures — typically louvered pergola roof systems — that provide overhead coverage without the solid visual barrier of a fixed roof. Third, we size and position pergola columns to minimize their footprint in your key view corridors

  • What does an outdoor kitchen cost in Babcock Ranch?

A properly built outdoor kitchen in Babcock Ranch typically runs from $16,000 for a straightforward grill-and-counter setup on a freshwater canal lot to $110,000 or more for a full outdoor living space with pergola, fire feature, refrigeration, and high end materials on a a preserve-edge or lakefront setting. The investment reflects the scope, the material quality, and the complexity of the lot and view orientation. We provide a detailed, fixed-price proposal after a free on-site consultation — a real number you can plan around, not a range that expands once we start. Architectural review and permitting costs are included in our proposals, not added later as surprises.

  • What materials work best in Babcock Ranch's setting?

Babcock Ranch's inland location — compared to Cape Coral or Punta Gorda — means the aggressive salt-air corrosion of coastal properties is less of a factor, which gives us a somewhat broader material palette to work with. That said, Florida's UV exposure, heat, and humidity are still the governing conditions for every material decision. For countertops, we use large-format porcelain, quartzite or granite— UV-stable and less maintanance. For appliances and hardware, quality 304-grade stainless is appropriate for most Babcock Ranch locations, though we evaluate each site individually. For pergola framing, powder-coated aluminum is our standard recommendation — it holds up to Florida's climate without the maintenance of wood. We also pay particular attention to material color and finish selection in Babcock Ranch, working within the community's natural palette of warm earth tones and nature-inspired colors that the architectural standards reflect.

  • How long does a project take from start to finish in Babcock Ranch?

A typical outdoor kitchen from the time the contract is signed, runs 10 to 16 weeks in Babcock Ranch.  It takes 2 to 8 weeks to get all of your material to our warehouse, a week or two to get you on the schedule and, 2 to 4 weeks to complete construction. Architectural review and permitting timelines are completely out of our control and can add days or even weeks to this timeline.
