YOUR  SITUATION

You Chose The Villages to Live Outside.

Let's Make That Happen.

The Villages was designed around a lifestyle — golf, neighbors, sunshine, and a pace of life that belongs outdoors. The lanai is where mornings happen. The backyard is where evenings end. What's missing is the outdoor kitchen, the louvered pergola overhead, the fire pit that makes a March evening in Central Florida feel like the life you worked toward.

The vision isn't the hard part. You already have that. What stops most Villages homeowners is the same three things: not knowing which contractor actually specializes in outdoor kitchens versus the ones who do it on the side, not knowing which county building department handles their address, and not wanting to spend six months navigating paperwork that should be someone else's job.

That's exactly what we solve. HL Posey Builders is a Florida-certified contractor that builds outdoor kitchens, aluminum and louvered pergola systems, outdoor fire features, and complete outdoor living spaces — and we handle the permits, the paperwork, and the approvals so you don't have to.

WHY  IT  MATTERS  WHO  YOU CHOOSE

The Villages Has Options.

Here Is the Difference.

The Villages is a large, active market, and it draws contractors of every kind. Some are household names here. Most of them, though, build outdoor kitchens as a secondary service — not as the core of what they do. That distinction shows up in the finished product and in how the process feels from start to finish.

The Pool Companies

Several well-known Villages contractors built their reputation on pools and screen enclosures and added outdoor kitchens to the service list over time. Outdoor kitchens are not their primary craft. They're an upsell to a pool project — designed and built by crews whose training centers on concrete and water, not outdoor cooking environments and louvered pergola systems.

HL POSEY → OUTDOOR KITCHENS AND OUTDOOR LIVING SPACES IS ALL WE DO. NOT A SIDE SERVICE

The Showroom Sellers

Some Villages-area companies sell outdoor kitchen cabinets, grills, and components beautifully from a showroom — but outsource the actual licensed construction work. You're paying for a sales experience, not a certified contractor who pulls permits, sets footings, and builds a structure that passes a county inspection.

HL POSEY → WE DESIGN IT FOR YOUR PROPERTY< BUILD IT< AND STAND BEHIND IT.

The Central Florida Generalists

Several companies headquartered in Orlando, Winter Garden, or the greater Central Florida area market to The Villages without deep familiarity with its multi-county permitting complexity, its deed restrictions, or the specific conditions of building in this community. Bigger service area, shallower local knowledge.

HL POSEY → BUILT IN SPRING HILL. NOT PARACHUTING IN FROM ORLANDO.

WHAT  WE  BUILD

Outdoor Kitchens, Pergolas, Fire Features & Complete Outdoor Living Spaces

Every project is custom-designed around your specific lanai layout, your lot, your deed restrictions, and how you intend to use the space. These are the four things we build most often in The Villages.

01

Custom Outdoor Kitchens & Summer Kitchens

Built-in grills, gas burners, smokers, pizza ovens, outdoor refrigerators, ice makers, beverage coolers, sinks, and stone or porcelain countertops — designed around your cooking habits and your lanai's dimensions. A true outdoor kitchen is a fully functional cooking environment, not a grill island with a countertop attached. We build the real thing, permitted and inspected by the appropriate county building department for your address.

02

Aluminum Pergolas & Louvered Pergola Systems

Aluminum pergola systems are the right choice for The Villages' outdoor environment — they don't rot, don't require repainting, and are engineered to meet Florida Building Code wind-load requirements. Louvered pergola roof systems go further: motorized blades let you open for breeze, close for rain, and angle for shade with a wall switch or a phone app. We also build solid-roof aluminum pavilions and attached patio covers for full weather protection. Every shade structure we install is permitted and meets the deed restriction standards applicable to your address.

03

Outdoor Fire Features

Gas fire pits, fire tables, fire pit bowls, linear outdoor fireplaces, and pizza ovens built into custom stone or porcelain surrounds. The Villages' cooler winter evenings — October through April — are made for a fire feature. They extend the outdoor season, anchor the outdoor living space, and become the reason guests never want to go inside. We handle the gas line work, the county permit, and every layer of the finish as one contractor from start to finish.

Complete Outdoor Living Spaces

Outdoor dining areas, lounge zones, outdoor bars, entertainment walls, landscape lighting, and the outdoor kitchen — all designed as one cohesive outdoor living space that flows from your home's interior and makes full use of your lanai and backyard. The kind of space that makes every day in The Villages feel like the decision you made when you moved here was exactly right.

WHAT  SUCCESS  LOOKS  LIKE

This Is the Version of

The Villages You Came Here For

A finished outdoor kitchen and louvered pergola isn't just a project, and it doesn't just improve your backyard. It changes the rhythm of your days here. It's the moment you realize your house is everything you said you wanted it to be when you bought it. It makes The Villages feel like the decision you always knew it was.

It's a Thursday in January. You haven't thought about winter for weeks.

The louvered pergola blades are angled for afternoon shade. The built-in grill is heating up. The fire table is lit. Neighbors are over without a formal invitation — because the outdoor kitchen makes it that easy.  This is just another Thursday now.

The neighbors ask who built it before you're done explaining what it cost.

Word travels fast in The Villages. A well-built outdoor kitchen — one that's clearly amazing by all standards —  gets noticed. We've built entire blocks one backyard at a time in communities like this. The referral is the best review we ever get.

You go to sell. The outdoor kitchen is in the listing headline. The buyer doesn't negotiate it.

The outdoor kitchen is in the listing photos.  The louvered pergola you built years ago is a documented, transferable asset. You choosing to use a Florida Certified Building Contractor pays off and not a question mark that stalls the sell.

WHAT  WE  HELP  YOU  AVOID

The Shortcuts That Show Up Later

as Problems.

The Villages is a large, active market and it attracts companies who cut corners — some intentionally, some because they simply don't know what they don't know. Three out of five companies building outdoor kitchens are illegally contracting. They have to be a State- Certified Contractor to combine trades and disciplines into one outdoor kitchen product.

If something goes wrong, YOU are on the hook. Not their liability insurance, not your homeowners insurance, JUST YOU. As a Certified Contractor, our general liability insurance costs twenty to thirty times more than that of a company operating as an unlicensed contractor.

Other companies will assure you that HOA approval "is not a problem" — right up until it is.

We'd rather have this conversation before you hire anyone than after a project goes sideways. These are the four things we're most often asked to fix.

WHY HL POSEY

A Dedicated Outdoor Kitchen Contractor.

 Not a Side Service.

HL Posey Builders is a Florida-certified building contractor. Outdoor kitchens, aluminum and louvered pergola systems, outdoor fire features, and outdoor living spaces are not a line item we added to a pool business or a lawn service. They are the entire business. That focus changes what you get — in design quality, in material knowledge, in how the process is managed, and in how the finished outdoor kitchen performs five years from now.

We work throughout The Villages — across Sumter, Lake, and Marion counties and the Lady Lake and Leesburg jurisdictions — and we know what building here requires. The HOA process, deed restrictions and what the heck municipality are we working in? We've done it enough times that none of it slows your project down.

FLORIDA CONTRACTOR LICENSE

We display this on every proposal, every permit application, and every project sign — because it matters and is required by Florida State law.

QUESTIONS  WE  HEAR  MOST

What The Villages Homeowners

Want to Know First

  • Which county do I need a permit from for my address in The Villages?

The Villages spans Sumter, Lake, and Marion counties, plus the Town of Lady Lake and the City of Leesburg — five separate building jurisdictions within one community. Which one handles your permit depends on where your specific parcel sits, not your mailing address. The fastest way to confirm is to look up your property on the Sumter, Lake, or Marion County property appraiser website — your county of record will be clear there. We also confirm jurisdiction as a standard part of our pre-consultation process, so you don't have to figure it out yourself before calling us. We've built throughout The Villages long enough to know the map well.

  • What is a louvered pergola and why would I want one over a standard pergola?

A louvered pergola has a roof made of adjustable aluminum blades — louvers — that you can open or close with a wall switch or a smartphone app. Open, they let in full airflow and sunlight. Angled, they provide shade while still allowing airflow. Fully closed, they shed rain completely, turning your outdoor kitchen into a weather-protected space. In The Villages' climate, this is a significant upgrade over a standard open-beam pergola: you get full outdoor use in Florida's afternoon rainstorms, genuine shade during the midday heat, and the ability to be outside in conditions that would normally send you inside. We install aluminum louvered pergola systems that are engineered for Florida Building Code wind-load requirements, won't rot or corrode, and require almost no maintenance. Most Villages homeowners who see one in operation choose it over a standard pergola immediately.

  • Do deed restrictions in The Villages affect what I can build outdoors?

The Villages has deed restrictions — covenants that govern the appearance of homes and outdoor structures — that vary by district within the community. These typically cover things like structure height, roofline profiles, material colors, and setbacks from property lines and easements. In most cases, a well-designed outdoor kitchen and pergola can be built within these restrictions without issue. The key is to know what applies to your specific district before the design is finalized — not after a structure is built and a neighbor files a complaint. We review applicable deed restrictions for your address as part of the design process and make sure everything we propose falls within the standards that govern your property. Compliance isn't an afterthought for us. It's built into the design from the start.

  • What does an outdoor kitchen and pergola cost in The Villages?

An outdoor kitchen in The Villages typically runs from about $15,000 for a clean summer kitchen setup to $125,000 or more for a full outdoor living space with a louvered aluminum pergola, fire feature, built-in grill, refrigeration, and premium stonework. The louvered pergola system itself — depending on size — typically adds $60,000 to $100,000 to a project. We provide a fixed-price proposal which includes allowances for unknowns. That number is specific, it covers the full scope including permit fees, and it doesn't change once you've signed. No change-order surprises mid-project.

  • How long does a project take from first conversation to finished outdoor kitchen?

A typical outdoor kitchen with pergola runs 10 to 20 weeks from signed contract to final inspection in The Villages. This breaks down as: design and revision (2–3 weeks), HOA submission and approval if required — and permit processing (4–8 weeks depending on current volume), followed by on-site construction (3–4 weeks). The permit timeline is the variable we can't fully compress, though complete, accurate applications minimize review delays. We communicate at every milestone.  If you want your outdoor kitchen ready for the winter season — starting the conversation in June or July gives you the most comfortable margin.

We Have Fun!

Construction is hard, hot, dusty, and sweaty leaving us a bit stinky.

If you see us goofing off a little here and there... we're merely surviving the day or shooting a Public Service Announcement.

"Working with Elena & Laurie was SEAMLESS...
From the very begining, the customer service that Alyssa gave us, to the incredible knowledge of materials, appliances, and operational logistics that Elena offered during consultation made the process flawless! Though the project was relatively small the appreciation to their quality & craftmanship is HUGE.
Thank you Posey Builders for a job well done."
