Start with the salt. Surrounded by the Gulf on every side, Marco Island is the harshest corrosive environment we build in — worse than any mainland canal. Standard imported 304-grade stainless pits within a season here. Wood cabinetry and framing swell and fail. Granite absorbs salt and stains. Materials that might survive years inland can look old on Marco in months.
Then the code. Marco is a high-velocity hurricane zone that took Irma's landfall in 2017, and much of the island sits in a FEMA flood zone. Pergolas and covered structures have to be engineered to that wind load and sited with flood elevation in mind — details that surface at inspection, or in the next storm, when a contractor cuts them.
