If you're reading this, you're somewhere between

dreaming and doing.

You've been scrolling Instagram or Pinterest, talking to neighbors, chatting with AI, or maybe even visiting a showroom or two. And you've realized something: the more research you do, the more questions you have.

That's not a flaw in your research. That's just what outdoor kitchens are like. Everything is custom. Prices vary wildly. The companies you talk to all sound like they're describing different products — because they are.

There's also a more uncomfortable truth underneath all of it. You're worried about making the wrong decision. You don't want to spend $15,000–$50,000 on something that looks great for six months and then rusts, cracks, or becomes an expensive regret.

These five questions cut through the noise. Read through them and you'll know exactly what to look for, what to avoid, and how to find the right partner to build your backyard dream.

"90% of the time, people come to us knowing what they think they want — and end up building something completely different. Better. That's what a real guide does."

— Henry  Posey,  HL  Posey  Builders

1 QUESTION  ONE

What do I really want — and why does it matter?

This sounds like it should be easy. You want an outdoor kitchen. Maybe a grill, a bar, some storage, a fridge. But here's the thing: most people who start with a picture in their head end up building something completely different — and significantly better — once they slow down and answer this question.

An outdoor kitchen isn't a product. It's a place. And the place you want depends entirely on how you plan to live in it.

START HERE — BEFORE YOU LOOK AT ANYTHING:

  • What is the purpose of this space? Will you be cooking elaborate meals for guests, or grilling quickly on weeknights? The answers shape everything — from how many burners you need to whether you want a bar top or a prep island.

  • Who is this space really for? Kids, grandkids, friends, your book club, your football group? The people who'll be in this space define the layout, the seating, and the accessories that actually get used.

  • What will you regret NOT having? A pizza oven you'll use three times a year still brings joy every time. A wine fridge seems unnecessary until you're carrying bottles from inside all summer.

  • Is your budget realistic? A professionally designed, licensed, Florida-engineered outdoor kitchen typically starts at $20,000–$35,000 for a well-equipped mid-size build. There are ways to phase it. There are not ways to get professional quality at box-kit prices .

THE "DRAGONS" THAT KILL OUTDOOR KITCHEN DREAMS

Most people delay their outdoor kitchen dream for one reason: they can't get the swirling unknowns out of their head long enough to make a decision. What will it cost? Can my space handle it? Will the HOA allow it?

A good outdoor kitchen design builder helps you slay those dragons one at a time. A budget-range conversation in the first 20 minutes eliminates the biggest one. A site visit handles the space question. The decisions don't have to happen all at once.

The goal of Question 1 isn't a final answer. It's a starting point for a

conversation with someone who's helped thousands of people turn this

exact kind of dream into something real.

2 QUESTION  TWO

Who do I  trust — and how do I know I can trust them?

This is the most important question in this guide. The outdoor kitchen industry is booming — and that means it's full of companies taking a stab at it to make a quick buck. Separating the real ones from the ones who'll take your money and deliver regret requires knowing what to look for.

HERE ARE THREE TESTS THAT WORK ALMOST EVERY TIME:

TEST 1 : WHAT BRANDS DO THEY CARRY?

Only a handful of companies in any market qualify to sell the top American-made outdoor appliance brands — and those manufacturers maintain strict dealer standards. If a builder doesn't carry at least three of these, ask pointed follow-up questions:

  Twin Eagles                               Delta Heat                                      Alfa

  Lynx                                            Alfresco                                          Big Green Egg

  Artisan                                       Trade-Wind USA                            AOG

These brands require dealers to demonstrate expertise, maintain showroom standards, and provide proper installation support. A company that can't get access to them either lacks the credentials, the volume, or the track record — any of which should give you pause.

If they start throwing out brands like Blaze, Bull, Caliber, Lion, Broilmaster, or Z-Line — everyone trying to make a buck can get those. If it’s what you really want, we can get them too. If they say they have their own brand, think CCP of the PRC and red flags (cheap China stuff).

TEST 2 : ARE THEY ASKING YOU QUESTIONS?

Here's the difference between a salesperson and a guide. A salesperson shows you what they have. A guide asks what you need.

When you sit down with any outdoor kitchen company, they should be asking things like:

How are you planning to use this space?

What's your exposure to salt air, waterfront, direct sun, or a pool?

How long do you plan to stay in this home?

What's your honest budget range?

If the first thing they do is start talking about themselves or show you a catalog or a price list, you're talking to someone who is selling, not guiding. Those are different things and they produce very different results.

TEST 3 : DOES A MAGNET STICK TO THEIR STAINLESS STEEL?

This is a really good trick that most companies in the outdoor kitchen industry — don’t even know about. Bring a strong magnet wrapped in tape (so you don't scratch anything) to your showroom visit. Slide it all over every part inside and out.

🚩 MAGNET  STICKS

The stainless steel is low-grade or NOT stainless steel. In Florida's environment — salt air, humidity, UV exposure, rain — low-grade stainless will begin to rust, pit, and deteriorate within months. This is what happens with most pre-manufactured showroom kitchens and imports. They look great on day one. Check the reviews written 12–18 months later after purchase — not the ones written at the time of sell or the week of delivery.

  MAGNET  DOESN'T  STICK

304-grade stainless or higher. This is what quality outdoor appliances are made from. It will hold up in Florida's environment for years — even waterfront. This is what you're investing in.

A guide-minded, experienced outdoor kitchen company will have powerful magnets within arms reach. Don't worry if you forget your magnet when you come to our place (we're ready for you).

"Your outdoor kitchen is an expense if done wrong and an investment if done right. The difference starts with who you trust to build it."

3  QUESTION  THREE

What value am I actually going to get for my money?

Everyone asks some version of this question. But most people are asking it in the wrong direction — they start with a budget and try to figure out what they can get. The better question is: what do I want this to accomplish, and what is that worth?

There are two dimensions of value in an outdoor kitchen: tangible and emotional. Both matter. Neither is optional.

TANGIBLE VALUE: INVESTMENT OR EXPENSE?

The most common dividing line in outdoor kitchens is this one. A kitchen built with quality American-made appliances and materials, properly designed for your space and engineered for Florida's climate, is an investment.

One built with imported components, prefab cabinets, and budget appliances is an expense — because it will need to be replaced.

STAYING IN THIS HOME

Invest in higher-end appliances. You want your kitchen to function the same in 15 years as it does on day one, with as little maintenance as possible. Twin Eagles, Delta Heat, Lynx, Alfresco, Artisan, and Dometic are the brands that deliver that..

 MOVING IN 3-5 YEARS

Mid-range quality is appropriate — you won't be there long enough to fully benefit from premium appliances. But don't go cheap on cabinets and structure. The bones of the kitchen are what show up in your asking price.

THE REAL ESTATE EQUATION

A professionally built custom outdoor kitchen may or may not appear as a line item on an appraisal. But it absolutely affects your asking price and your ability to sell. Many sellers add the full cost of their outdoor kitchen to their asking price — and get it. Plenty reports 100–200% return on investment when the sale closes.

If you do it right, you're not just building a great backyard. You're making a dream come true for the next buyer too.

WHAT "PICKING IT OFF A SHOWROOM FLOOR" ACTUALLY MEANS

If you can walk into a store, point to something on the floor, and have it delivered in a week or so — it is almost certainly built with foreign-made components and designed for national shipping, not Florida's climate. Showroom displays are engineered to look good under indoor lighting. Florida salt air, humidity, UV exposure, and summer storms are a completely different test.

This is not an opinion. The review history of the most heavily marketed pre-manufactured outdoor kitchen brands speaks for itself. The reviews written in the first few weeks after delivery are glowing. The ones written 12–18 months later are not. The difference is time and exposure to Florida's environment.

⚠ WHAT  TO  LOOK  FOR  IN  REVIEWS

Check the reviews written 12–18 months after purchase — not the ones written the week after delivery. The early reviews are almost always glowing. The ones written after a Florida summer or two are where the truth lives. Check Yelp, Reddit, BBB, and Trustpilot for the real reviews.

Done right, your outdoor kitchen pays you back in joy every single day — and in equity when you eventually sell. Done wrong, it becomes a $30,000 reminder of a decision made in haste.

4  QUESTION  FOUR

What is the emotional value of my outdoor kitchen?

This question gets underestimated. People approach outdoor kitchens like a home improvement project — budget, specs, timeline. But the most common thing we hear from clients six months after their build is: "I had no idea it would change things this much."

Once you have a quality outdoor kitchen, the question "where are we going for dinner?" quietly disappears. It becomes: "What are we grilling tonight, and who's coming over?" That shift is not an exaggeration. We've seen it happen with thousands of families over 18 years.

THE DAYS THAT ARE OVER

Running out to cook the steaks alone while

     everyone stays inside

Grilling two or three times a month as a "special

     occasion"

Missing the outdoor lifestyle you moved to

     Florida to enjoy

Wondering what to do with your backyard

THE DAYS THAT ARE BEGINNING

Neighbors dropping by because your backyard

     is the place to be

Family dinners outside four nights a week

Kids who want to be home on weekends

Old friendships growing deeper over great food

Becoming the "Hangout Hero" of your

     neighborhood

WHAT IS IT ACTUALLY WORTH?

That's genuinely a personal question. How much are memories worth to you? How much is it worth to have a place where the people you love show up and don't want to leave?

We've watched clients tear up during their first backyard party in their new kitchen — not because it was fancy, but because it was exactly what they'd been imagining for years and they'd finally stopped waiting. That's not a sales pitch. That's what happens when you build the right thing.

"Your backyard hangout will be the space where old relationships grow stronger, new connections are born, and friendships form over food. This is for real. It comes from 18 years of customer stories, and it's my family's story too."

— Henry  Posey

5  QUESTION  FIVE

What am I missing?

This is the question most people don't think to ask — and it may be the most important one. You've done your research. You might even have a layout sketched out. And 90% of the time, people who walk in with a plan end up building something significantly different. Better. More them.

WHAT YOU MIGHT THINK YOU CAN ANSWER YOURSELF:

  1.  What BBQ grill brand do I want, based on what I've used before?

    2.  How often do I grill now — and how often will I cook outside once I have this?

    3.  Which cabinet style and finish fits my home and my climate?

    4.  What countertop material holds up best here?

    5.  Do I want or need a ventilation hood?

WHAT ONLY A GUIDE WITH 18 YEARS OF FLORIDA EXPERIENCE CAN ANSWER :

  • How essential is longevity and low maintenance to you? The answer changes your appliance tier, your cabinet material, and your countertop choice.

  • What is your exact environmental exposure? Salt air from a waterfront lot, UV from a west-facing lanai, pool chemistry from a nearby spa — each affects which materials perform and which fail.

  • Will a ventilation hood actually work in your space? This depends on ceiling height, airflow, and cooking style. Getting this wrong costs money.

  • What will you wish you'd included? Pizza oven. Ice maker. Warming drawer. These decisions are significantly cheaper to make during design than after construction.

  • Can your current space handle the vision? Lanai extensions, pergolas, and structural changes affect permits, HOA approvals, and timelines. A licensed contractor spots these before they become surprises.

WHAT SEPARATES A GOOD EXPERIENCE FROM A GREAT ONE?

Most people can gather information. The internet is full of it. What most people can't do is synthesize it — take all the individual answers and turn them into a coherent design that fits your specific backyard, lifestyle, Florida environment, and budget. That's the job of a guide.

  1.  Years of Florida-specific experience — kitchens built for salt air, humidity, hurricane wind loads, and HOA requirements

    2.  Access to premium appliance brands with stringent dealer standards

    3.  A licensed building contractor credential — makes sure everything is to code and your investment is protected

    4.  A design process that starts with your lifestyle, not their inventory

    5.  Thousands of completed Florida projects to draw from when your situation is unusual

Finding a fantastic guide is the only real answer to "what am I missing." Everything else — the grill brand, the cabinet finish, the countertop — is something your guide will help you figure out.

Why We Wrote This Guide

The outdoor kitchen industry is full of people trying to make a quick dollar in a hot market. We've been doing this since 2006. We've helped more than 8,900 Florida families build something they love. We've seen what happens when it goes right — and when it goes wrong.

We wrote this because we genuinely don't want you to get ripped off. Not by a box kit shipped from a warehouse. Not by a pre-manufactured showroom product that fails under the Florida sun. Not by a newer operation that hasn't yet learned what Florida's environment does to the wrong materials. And, not by companies that have been in business for a while, but their character is of lesser standards.

The best client we ever work with is one who walks in informed — not because they've made all their decisions, but because they know the right questions to ask.

WHAT HAPPENS NEXT IS SIMPLE.

  1.  Tell us your ideas

— even if they're rough, half-formed, or just a photo you saved from Instagram or Pinterest.

    2.  We have a real conversation

about your space, your vision, and your budget. No pressure, no pitch.

    3.  We visit your home

look at your actual backyard, and show you what's possible.

    4.  We design it, price it clearly, and build it

on a schedule — with real craftsman, with licensed tradespeople, and no surprises.

    5.  You become a Hangout Hero.
